Exterior Cleaning Agreement

This Agreement for Christmas Light services is made between Monarch Maintenance and the undersigned owner or agent of the above list property. In consideration of the mutual covenants and agreements hereinafter set forth, the parties hereto agree as follows:

I. Scope of Work:

Monarch Maintenance will perform exterior cleaning services using professional-grade soft wash and pressure washing systems. The scope includes:

● Vinyl Siding: Pre-treated with sodium hypochlorite and rinsed. A soft wash system using low pressure will be used to avoid damage.

● Concrete Surfaces (e.g., driveways, walkways, patios): May be pre- or post-treated with sodium hypochlorite and cleaned using high-pressure nozzles and surface cleaners.

● Blocks and Pavers: May be pre- or post-treated with sodium hypochlorite and cleaned using high-pressure techniques.

● Wooden Decks and Fences: May be pre-treated with sodium hypochlorite and cleaned with appropriate high-pressure nozzles.

● Roofs: Treated using a low-pressure application of sodium hypochlorite for safe and effective cleaning.


II. Client Responsibilities and Site Preparation:

The client agrees to the following prior to the start of service:

1. Water Access: Ensure all outdoor water spigots are turned on and provide Monarch Maintenance with access to an adequate water source. 2. Clearance of Work Areas: All driveways, parking areas, and working spaces must be free of vehicles and personal items. Remove any items under or around decks, sidewalks, and patios. All objects must be placed at least 20 feet from the work zone.

3. Object Removal: Remove all movable items such as grills, patio furniture, lighting, plants, children's toys, and pet items. If items cannot be moved, notify Monarch Maintenance before the scheduled date.

4. Safety for Pets and People: Keep all pets and people away from the work area during and after the service until surfaces have dried completely.

5. Window Preparation: Ensure all windows are securely closed. Inform Monarch Maintenance of any broken seals, leaks, or poorly installed windows. ○ To receive a thorough cleaning of window sills, clients must remove window screens prior to service. ○ Monarch Maintenance is not responsible for water infiltration resulting from improperly sealed or installed windows.

6. Mineral Spots: All work will be thoroughly rinsed, but water spotting may occur on windows due to local mineral content. Window cleaning is not included unless specifically contracted.

7. Sensitive Equipment: Cover or remove any electrical devices or sensitive equipment in or around the work area to avoid water damage.

8. Gutter Discoloration: Black streaking on gutters caused by oxidation or etching may remain unless gutter brightening is specifically included in the service proposal.

9. Exclusive Access: Monarch Maintenance must be granted uninterrupted access to all areas outlined in the proposal.

10. Commercial Property Fee: A $80 service fee will be applied if Monarch Maintenance is unable to begin or complete work due to failure of the client or property manager to meet any of the above requirements, such as shut-off water spigots, unlocked windows, or obstructed access by third-party contractors.


III. Warranty and Terms of Service:

Monarch Maintenance guarantees that all products and labor supplied under this contract will meet or exceed standard industry practices. The warranty does not apply to: ● Pre-existing conditions or materials not supplied by Monarch Maintenance ● Damage due to improper maintenance, age, or natural wear ● Pressure washing that reveals concealed damage such as mold, rot, cracks, stains, or peeling paint It is the client’s responsibility to ensure that the property is in sound condition, including water-tight windows, electrical systems, and overall structure. Waiver and Release: The client agrees to release Monarch Maintenance and its employees from any liability related to pre-existing conditions, improper construction, or structural deficiencies. The client assumes full responsibility for any resulting damages and agrees to indemnify Monarch Maintenance accordingly.


IV. Wildlife and Nest Policy In the event Monarch Maintenance encounters bird nests or other wildlife during service it will be left alone.


V. Photo Authorization:

The client authorizes Monarch Maintenance to photograph the completed work and use such images in promotional materials, including digital and print advertising, without compensation. VI. Termination Clause Monarch Maintenance will not be held liable for delays or inability to perform services due to circumstances beyond its control, including but not limited to:

● Natural disasters or inclement weather

● Acts of war or government action

● Death, injury, or serious illness of personnel

● Client denying access to the work site VII. Cancellation Policy If Monarch Maintenance is unable to complete the project due to circumstances listed in the Termination section, the client will be refunded any unused balance. Monarch Maintenance is not liable for any costs the client incurs in hiring alternative service providers or related expenses. Please contact Monarch Maintenance with any questions. These policies are in place to ensure transparency and clarity. VIII. Acceptance of Service Agreement This agreement, along with any attached estimates or proposals, constitutes the full understanding between the client and Monarch Maintenance LLC. No oral or written modifications will be valid unless confirmed in writing by an authorized representative of Monarch Maintenance. By signing below, the client agrees to the terms outlined and acknowledges full understanding of the services being provided. This agreement supersedes all prior discussions or communications, oral or written.

IX. Payment Terms:

● Payment is due upon completion of services.

XI. Deck Refinishing Color Selection Policy:

If the service includes deck refinishing, the client is required to select a stain or paint color prior to the purchase of materials. Once the color has been selected and the product has been purchased by Monarch Maintenance, no changes to the color choice will be permitted. This policy is in place because custom color materials are often non-returnable, and changes can lead to delays and additional costs. By proceeding with deck refinishing services, the client acknowledges that:

● The selected color is final once materials are purchased.

● Any request for a color change after purchase will result in additional charges for labor, disposal, and repurchasing of materials.

● Monarch Maintenance is not liable for dissatisfaction due to color variation once the agreed-upon product has been applied as per manufacturer instructions. We strongly encourage clients to view physical samples or swatches before making their final decision.
